WHAT TO EXPECT WHEN CONTACTING SUPERIOR ROOF SOLUTIONS

What to expect when contacting Superior Roof Solutions

Set an appointment. Our Appointment windows are usually 2 hours.

A Superior Roof Solutions Inspector will meet with you and inspect your roof. We will address any of your concerns and will also identify any additional areas that may need attention and address these items with you. Our default goal is to PROPERLY fix your problem. We will make every effort to extend the life of your existing roof before recommending a full replacement.

Roof Repairs are usually scheduled to be completed with a few days of acceptance of the proposal. Roof repair warranties vary depending on the situation. We will provide you with a written warranty.

In some cases we will be able to have you a written proposal before leaving your property. If not, you will have a written proposal within 24 hours.

New Roof Process– What to expect when having a new roof installed.

If we are installing a new roof, we are not just looking at “the roof”. We are also looking for any wood damage from rot, old boards and even termites. It is very important that all of the frail wood be replaced after the roof has been removed. Over the years, we have gone back to jobs where the owner hired a roofer 5-7 years ago however they have rotting boards all over the roof eaves. This was because the boards were not changed when the roof was done, someone just slapped a roof on the house.

When you are ready to do the work we set you up with a time and day to start the process. Every job is a bit different but we always like to start and finish our work in consistent days, of course stopping to meet any City or HOA Construction regulations.

Existing Roof Removal
Superior Roof Solutions has it’s own dump trucks. We will not need to have a roll-off bin in front of your house or blocking your driveway for the duration of the job.

Some homes have multiple layers of shingles that have been added over the years. In the Los Angeles and especially the Burbank areas several homes also have the original Wood Shake roof buried under several layers of shingles. To properly install new shingles all layers of the existing roof must be removed.

Clean-up
After roof removal we will clean all leftover debris on the ground and go over the perimeter of the structure several times with magnets to get all the possible nails.

Wood Damage Inspection
Once the roof is off the Project Manager will inspect all of the existing exposed wood members for any damage, excessive wear, split rafters, termite damage or decay. The Project manager will then walk you through any findings and make his recommendations. We will always either prime or use primed wood for any wood that is replaced that is exposed to the outside elements.

 

Plywood Installation (where applicable)
If there was wood shake or depending on your City’s Fire Codes new plywood may have to be installed. In most cases we will install an Energy Efficient Radiant Barrier Plywood to reduce the Radiant Heat by about 30% that would normally transfer into your attic.

Attic Ventilation
Ventilation is a very important part of keeping your attic cool in the summer and to avoid moisture buildup in the winter. Proper ventilation is also a requirement to keep the aging of the new roof material in line. In your Agreement we have covered where and how many of what type of vents we are going to install. (Where applicable)

Cool Roof Requirements
Title 24 (City of LA) & Title 31 (for Unincorporated LA County)
It is also very important for you know that we will have to install a Cool Roof. This does limit your color selection. Title 24 requires an SRI (Solar Reflective Index) of 16 or higher. Title 31 requires SRI of 20. These are aged SRIs.

At this point, the roof is off, any damaged wood has been replaced and roof deck is ready for City Inspection. We will schedule the City Inspection. The first inspection is for roof deck nailing and to assure damages have been repaired.

Usually on the same day of inspection we will have materials delivered. In most cases our Distributers will deliver material directly to the roof by conveyer belt.

After the first inspection is completed and materials have been delivered we will start the process of installing your new roof. Depending on what type of roof and how big it is will determine how long the roof will take for completion. You will be made aware of this up front in your written Agreement.

Important to note that at Superior Roof Solutions the Project Manager will always stop in to check progress while your roof is being installed. On the completion day the Project Manager will walk the roof with the job Foreman to assure

We will call to schedule Final City Inspection and job is then complete.
